This is an estimate, not a lending offer.
It is not a rate quote, a pre-approval, or a commitment to lend. Property tax rates, insurance premiums, HOA dues, and mortgage-insurance pricing differ by state, county, lender, and property — and your actual rate depends on your credit, loan program, and the day you lock. Get a Loan Estimate from a licensed lender before relying on any number here.
The payment above does not include closing costs, escrow shortages, flood or earthquake coverage, special assessments, or utilities.
What actually goes into the payment
Principal & interest
The loan itself. Calculated with the standard amortization formula, so early payments are mostly interest and the principal share grows every month.
Property taxes
Set by your local taxing authority — not by the lender. Rates and reassessment rules vary widely from one state and county to the next, so always use the real figure for the specific parcel.
Homeowners insurance
Required by every lender. Premiums depend on the state, the carrier, the age of the home, and hazard exposure. Flood and earthquake coverage are usually separate policies.
HOA dues & assessments
Not part of the loan, but they are part of what you write a check for. Condos and planned communities may also carry special assessments — ask for the dues history.
Mortgage insurance
Typically applies when the down payment is under 20%. On most conventional loans it can be removed once you reach roughly 20% equity; some government loan programs treat it differently.
What is missing
Closing costs, prepaid escrows, moving costs, and maintenance. Budget for those separately — they are real, and they land before your first payment does.
