MLS Search
Search what is actually on the market in your local market — live listing data, not a stale portal cache. Then tell me what you are looking for and I will make sure the right ones reach you first.
Let me run the search for you
Live listing search is not wired up on this site yet — but I have full MLS access, and a search I run by hand is better than one you run on a portal anyway. Tell me your criteria below and I will send you everything that matches, including listings that have not hit the public portals yet.
Tell me what you are looking forWhy a saved search beats refreshing a portal
The listings you want are gone in days. Being second to see one is the same as not seeing it.
You see it the day it lists
An alert set on the MLS fires when the listing goes live. National portals can lag by days, and by then a competitive home has offers on it.
Real status, not portal status
Pending, back on market, price reduced, expired, withdrawn — the MLS knows immediately. "Available" on a portal is often not.
Criteria portals cannot filter on
Single-story only. No HOA. RV parking. A specific school boundary. Under a specific price per square foot. I can build the filter; a portal search box cannot.
A human reads the results
I strip out the ones that technically match but obviously do not work — backing a freeway, an unpermitted addition, a lot that floods. You get the short list.
